8 June 2026 - Every APC candidate has a different story


Over the years, I have supported and assessed a large number of APC candidates. One thing has become very clear: no two APC journeys are ever the same.


Some candidates are graduates at the beginning of their careers. Others have decades of experience and are seeking professional recognition later in their working lives. Some work for large global consultancies, while others operate within small practices or specialist organisations.


Each candidate brings a unique set of experiences, strengths, challenges, and ambitions.


Recently, I reflected on this. The first week was difficult.


Like many APC candidates, I had to adjust my routine, spend less time on other activities, and focus on studying and professional development. It reminded me of the commitment candidates make every day whilst balancing work, family responsibilities, and APC preparation.


What often surprises candidates is that APC success is not necessarily about being the most technically knowledgeable person in the room. The assessors are looking for something much broader.


They want to understand:


  • What experience have you gained?

  • How you apply professional judgement.

  • How do you provide advice to clients?

  • How you manage risk.

  • How you communicate your recommendations.

  • How do you demonstrate professionalism and ethical behaviour?


Many candidates possess the necessary experience but struggle to explain it effectively. Others know their projects in great detail but fail to demonstrate the competency requirements. Some have excellent technical knowledge but lack confidence when presenting their experience under questioning.


This is why preparation is so important.


Successful candidates are typically those who:


  • Understand the competency requirements.

  • Can clearly explain their experience.

  • Demonstrate advisory thinking.

  • Provide concise and structured answers.

  • Prepare thoroughly for the interview process.

  • Understand current RICS standards, guidance, and industry developments.


The APC should not be viewed as an examination designed to catch candidates out. It is an opportunity to demonstrate competence, professionalism, and readiness to join the profession at the appropriate level.
